Builder's liability insurance typically covers the following losses:
- Personal injury: costs for medical treatment, compensation for pain and suffering, loss of earnings and pension payments
- Property damage: repair or replacement costs for damaged or destroyed property
- Financial losses: financial losses incurred as a result of personal injury or property damage
As a rule, the following are not covered
- Damage caused intentionally
- Damage caused by gross negligence on the part of the client
- Damage to your own construction project (there are special construction insurance policies for this)
- Damage caused by unauthorized construction work
- Private individuals: for construction projects such as building your own home, extensions or major renovations
- Companies: for commercial construction projects
- Real estate developers: for the development and construction of residential or commercial properties
Yes, there are specialized insurance policies that are tailored to the specific risks and requirements of different construction projects, such as single-family homes, apartment buildings, commercial buildings or public construction projects.
Builder's risk insurance covers damage to your own construction project caused by unforeseen events such as storms, vandalism or construction accidents. It supplements builder's liability insurance, which only covers damage to third parties.
Extended liability insurance offers protection for claims that occur after completion of the construction project but were caused during the construction phase. This is particularly important for construction projects that are sold or rented out after completion.
